back to the 1960s with
experience at both major
malls in Fort Wayne and
the late 1980s when
Irmscher designed and
built several outlet
malls throughout the
Midwest. We have
designed and built
projects ranging from
several hundred thousand
square feet to
facilities of five
thousand square
feet. We
understand the
uniqueness of each
project and the
importance and
special needs driven by
tenants. Irmscher's
experience includes
tenant occupied Class A
office spaces and single
tenant restaurant

- Indiana
Factory Shops
is a 230,917 square foot retail outlet mall.
This four-building retail outlet mall was constructed using the site-cast, tilt-up concrete wall construction method. This facility included eighty
different retailers, in addition to a food court and outdoor playground facility. All buildings are connected by covered walkways.
- Apple
Glen Shoppes,
a 98,800-sq.
ft. retail facility,
required attention
to separate
budgeting and
schedule for each
retail tenant while
maintaining a safe,
uncongested work
site that did not
disrupt the
operations of
existing nearby
retail facilities.
- Hires
Auto Parts,
a new 26,000-sq. ft.
facility, was
designed to provide
cutting edge
convenience and
service for both
customers and
employees. It
houses a parts sales
area, parts
warehouse area, 24
service bays, an
Express Lube
operation, fleet and
diesel truck repair
operation,
drive-thru vehicle
drop off and
comfortable waiting
lounge with a
children's area.
- Habegger
Furniture
had an extremely
compressed schedule
in which to renovate
a 22,000-sq. ft.
facility to serve as
a furniture retail
showcase for
Habegger Furniture
and Smith Brothers
of Berne, Inc.
- Cottage
Flowers
needed to update and
expand to serve the
downtown customers
while continuing
business as usual on
this main
thoroughfare.
Several unique
challenges were met
to enlarge the
facility to
5,200-sq. ft.
including a new
delicatessen and a
gift and flower
showroom.

Marketplace Retail
Outlet Mall -
Oshkosh, Wisconsin
is
a 239,000-sq. ft.
shopping mall which
required a 36 week
schedule to
completion including
the design and
construction to meet
the Owner's move-in
date. The
project was
completed well
within the schedule
and well under the
original budget.
- Manufacturer's
Marketplace Outlet
Mall - Traverse
City, Michigan
is a 125,000-sq. ft.
shopping mall which was phased by
Irmscher to deliver
seasonal return of
the Owner's
capital. It is
an upscale center
that required
predictable
delivery, close
supervision and
adherence to a
phased schedule.

Marketplace Retail
Outlet Mall -
Edinburgh, Indiana
is a 187,000-sq. ft.
shopping mall which was delivered on time even though the project experienced 91 days of rain during its 185 day schedule.
- Bloomington/Normal
Factory Shops -
The first phase of the 220,000-sq. ft. complex consists of a 127,100-sq. ft. pre-engineered facility containing 38 lease spaces, with an area for the Town of Normal Police Department.
- Carpet
Craftsman - The 7,650-sq. ft. facility possesses many elements uncharacteristic of a typical flooring store, such as a winding staircase leading into an open loft sample library, and a small balcony overlooking a lowered floor rug display.
